What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant failed to attend the hearing. Evidence showed that while the Tenant had made some payments after the application was filed, rent arrears remained outstanding. The LTB member determined the lawful rent and calculated the total amount required for the Tenant to void the eviction order.
The ruling
The LTB ordered the termination of the tenancy effective February 15, 2026, unless the Tenant voids the order by paying the arrears and filing fee. To void the order by January 31, 2026, the Tenant must pay $325.00. If paying by February 15, 2026, the amount increases to $464.00. If the Tenant fails to pay or move out, the Landlord may enforce the eviction through the Sheriff on or after February 16, 2026.
