What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant for non-payment of rent. The Tenant failed to void the N4 notice. Despite making a payment of $2,001.50 after the application was filed, significant arrears remained. The Tenant did not attend the hearing. The adjudicator considered the Tenant's three children and postponed the eviction date slightly to provide more time for payment or finding alternative housing.
The ruling
The tenancy is terminated effective July 31, 2025, unless the Tenant voids the order by paying $4,387.00. If the Tenant does not void the order, they must vacate by July 31, 2025, and are ordered to pay the Landlord $1,939.28 (representing arrears and fees after deducting the rent deposit and interest) plus daily compensation of $44.88 from July 8, 2025, until they move out.
