What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant for persistent late payment of rent. The Landlord served an N8 notice after the Tenant paid rent late 9 times in 10 months. The Tenant did not attend the hearing.
The ruling
The tenancy is terminated, and the Tenant must vacate the rental unit by May 4, 2025. The Tenant is ordered to pay the Landlord $1,290.66, which covers compensation for use of the unit and the application fee, less the rent deposit with interest. An additional daily compensation of $57.29 is ordered from April 18, 2025, until the Tenant moves out. Relief from eviction was denied due to the Tenant's persistent late payments and unresponsiveness.
