What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlord served a valid N4 notice, which the Tenant failed to void by paying the arrears. Despite the Tenant making a payment after the application was filed, the arrears continued to grow. The Tenant did not attend the hearing.

The ruling

The tenancy is terminated effective June 28, 2025, unless the Tenant pays $5,363.49 to void the order. If the Tenant does not pay and fails to move out, the Landlord may file for eviction with the Sheriff starting June 29, 2025. In the event of termination, the Tenant is ordered to pay $3,195.33, plus daily compensation of $42.81 until they vacate.
