What happened

Landlords applied for an order to terminate the tenancy and evict Tenants due to non-payment of rent and persistent late payment of rent. The Landlords served valid N4 and N8 notices, and the Tenants did not void the notices by paying the arrears.

The ruling

The Tenants are ordered to pay $17,806 to the Landlords in arrears and costs, with a repayment plan of $800 per month from September 2023 to June 2025, and a final payment of $206 in July 2025. The Tenants must also pay new rent on time and in full during this period. If the Tenants fail to make any of the payments, the Landlords may apply for an order terminating the tenancy and evicting the Tenants.
