What happened
The Landlord applied to terminate the tenancy and evict the Tenant for non-payment of rent. The Tenant, who did not attend the hearing, was found to have substantial rent arrears. The Landlord's representative noted that the Tenant is unemployed and receiving ODSP, making only partial rent payments. The Board found it would be unfair to grant relief from eviction.
The ruling
The tenancy is terminated unless the Tenant pays the outstanding arrears. The Tenant can void the order by paying $6,067.29 by April 30, 2025, or $7,363.36 by May 4, 2025. If the Tenant fails to pay and does not vacate by May 4, 2025, the Landlord may file for eviction. If the tenancy is terminated, the Tenant owes the Landlord $3,810.08 plus daily compensation of $42.61 from April 9, 2025, until they move out.
