What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenants for substantially interfering with the Landlord's lawful rights and for committing an illegal act. The Tenants were advertising the rental unit as a short-term rental on Airbnb, which violated their lease agreement and the Residential Tenancies Act. The Tenants did not attend the hearing.

The ruling

The tenancy is terminated effective June 17, 2025, and the Tenants must vacate the unit by this date. The eviction is based on the finding that the Tenants substantially interfered with the Landlord's rights and committed an illegal act by listing the unit on Airbnb, which violated the lease and the RTA. The Tenants are ordered to pay the Landlord $186.00 for the application filing fee.
