What happened

The Landlord, a property management company, applied to evict the Tenant for non-payment of rent. The Tenant was properly served but did not attend the videoconference hearing. The hearing proceeded based solely on the Landlord's evidence. The Tenant was still residing in the rental unit at the time of the hearing.

The ruling

The tenancy is terminated unless the Tenant pays the outstanding amount. The Tenant has the option to void the order by paying $1,648.25 by April 30, 2025, or $2,871.13 by May 3, 2025. If the Tenant fails to make these payments, they must vacate the unit by May 3, 2025. If the tenancy is terminated, the Landlord owes the Tenant $240.68 (the amount by which the rent deposit and interest exceed the arrears at the hearing date). However, the Landlord can deduct a daily compensation of $40.20 from this amount for each day the Tenant occupies the unit after April 14, 2025.
