What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to unpaid rent. The Landlord served a valid N4 notice which the Tenant did not void. The Tenant did not attend the hearing. The Landlord expressed a willingness to postpone eviction to allow the Tenant time to pay arrears and maintain the tenancy.

The ruling

The tenancy is terminated effective December 31, 2025. The Tenant may void the termination by paying $2,224.14 by November 30, 2025, or $2,510.28 by December 31, 2025. If the Tenant does not void the order, they must vacate by December 31, 2025, and pay the Landlord $1,924.75 plus daily compensation of $9.41 from October 30, 2025, until move-out.
