What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent and persistent late payment of rent. The Landlord served valid N4 and N8 notices, and the Tenants did not void the notices by paying the arrears.

The ruling

The tenancy is terminated unless the Tenants pay $38,001 by October 14, 2023 to void the order. If the Tenants do not pay, the tenancy is terminated, and the Tenants must pay $33,108.47 to the Landlord. The Tenants must also pay daily compensation of $88.77 until they vacate the unit. If the unit is not vacated by October 14, 2023, the Landlord may file the order with the Sheriff for enforcement.
