What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to Tenant's failure to properly prepare for pest control treatment, creating a fire hazard. The Landlord served two N5 notices, the first of which was voided by the Tenant.

The ruling

The Landlord's application is granted, but the tenancy will continue subject to conditions. The Tenant must ensure the rental unit is properly prepared for pest control treatments, maintain cleanliness, and cooperate with inspections. If the Tenant fails to comply, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant must also pay the Landlord $186 for the cost of filing the invalid application.
