What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. After a previous order was issued in March 2025, the Landlord requested a review. A de novo hearing was scheduled. The Tenant did not attend the hearing and had already vacated the rental unit in January 2025. The Landlord sought the recovery of rent arrears up to the move-out date.
The ruling
The tenancy is terminated effective January 15, 2025. The Tenant is ordered to pay the Landlord $9,229.64 by July 25, 2025. This amount accounts for $11,606.80 in rent arrears and the $244.00 filing fee, minus the $2,450.00 rent deposit and $171.16 in interest. If payment is not made by the due date, interest will accrue at 4.00% annually.
