What happened
The Landlords applied for termination of the tenancy and eviction due to significant rent arrears exceeding $44,000. The Tenant requested an adjournment, claiming he only learned of the hearing a week prior because he had been away and his wife, who does not speak English fluently, did not inform him. The Landlords opposed, noting the notice was sent in early September and the arrears were nearing the Board's jurisdictional limit. The Board denied the adjournment and proceeded with the hearing, finding that the Tenant owed substantial arrears and had made no payments for over a year.
The ruling
The tenancy is terminated effective November 17, 2025. The Tenant is ordered to pay $44,953.00 for rent arrears and filing fees. To void the eviction and continue the tenancy, the Tenant must pay $47,386.00 by November 17, 2025. If the Tenant fails to move or pay, the Landlord may enforce the eviction through the Sheriff starting November 18, 2025.
