What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlord served the Tenant with a valid N4 Notice, and the Tenant did not void the notice by paying the rent arrears.

The ruling

The tenancy will be terminated on October 31, 2023 unless the Tenant pays $5,404.97 by September 30, 2023 or $6,419.97 by October 31, 2023 to void the order. If the Tenant does not pay, they must move out by October 31, 2023 and pay $3,502.02 to the Landlord.
