What happened

The Landlord applied to terminate the tenancy and evict the Tenants for rent arrears. One Tenant, a single mother of three, attended the hearing and explained her financial difficulties, stating she believed a family member was covering the rent. She requested a payment plan, but the Landlord's representative found her proposal unreasonable. The adjudicator, considering the Tenant's low income, denied the payment plan as unsustainable but postponed the eviction to allow the Tenant time to find resources or alternative housing.

The ruling

The tenancy is terminated unless the Tenants pay $10,186.00 by May 31, 2025, to void the order. If not voided, the Tenants must vacate by May 31, 2025, and pay the Landlord $7,632.50, plus daily compensation of $65.75 from April 23, 2025. The adjudicator denied a payment plan due to the Tenant's inability to afford the rent but postponed the eviction.
