What happened
The Landlord applied for an order requiring the Former Tenants to pay rent arrears and compensation after they vacated the rental unit without providing lawful notice. The tenants moved out early due to a job loss and marriage separation, but the Landlord did not agree to early termination. A preliminary dispute arose regarding service of the application via email and the omission of the tenants' current address on the application forms.
The ruling
The Former Tenants are ordered to pay the Landlord $6,718.50. This amount covers rent arrears and compensation for the period up to the end of the fixed term (February 29, 2024), plus the filing fee, after accounting for the last month's rent deposit and accrued interest. Payment is due by November 2, 2025.
