What happened
The Landlord applied for the termination of the tenancy and eviction of the Tenant due to substantial rent arrears. The Tenant admitted to the arrears but cited business difficulties related to visa issues as the cause. The Landlord, a senior relying on savings, objected to a lengthy repayment plan, citing financial hardship and previous broken promises. The ruling
The Landlord's request for eviction is denied on the condition that the Tenant pays the total arrears and filing fee ($16,286.00) in monthly installments of $1,357.17 from September 2025 to August 2026, in addition to regular monthly rent. If the Tenant misses any payment, the Landlord may apply for an ex-parte eviction order under section 78.
