What happened

The Landlords applied to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant had requested an adjournment in August 2024, making the subsequent hearing peremptory. Despite being served notice via email (a method consented to in an interim order), the Tenant failed to attend the hearing. The Tenant had already vacated the rental unit prior to the hearing date.

The ruling

The tenancy was terminated effective July 29, 2024, the date the Tenant vacated the unit. The Tenant is ordered to pay the Landlords $6,734.64, which covers rent arrears and the application filing fee. Interest will accrue at 4% annually if not paid by October 20, 2025.
