What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Tenant did not void the N4 notice by paying the rent arrears.

The ruling

The tenancy is terminated effective October 29, 2023 unless the Tenant pays $1,298 to void the order. If the Tenant does not pay, the Tenant must move out by October 29, 2023 and pay the Landlord $1,033.34, which includes rent arrears and the application filing fee, minus the rent deposit and interest.
