What happened
The Landlord applied to terminate the tenancy and evict the Tenant due to significant rent arrears. The Tenant did not attend the hearing as he was incarcerated. An occupant who was added to the tenancy agreement in 2024 but never became a tenant was present. The Landlord agreed to a delayed eviction date to allow the occupant time to find alternative housing.
The ruling
The tenancy is terminated effective August 16, 2025. The Tenant is ordered to pay $6,619.91 to the Landlord for rent arrears and the application fee, after deducting the rent deposit and interest. The Tenant may void the eviction by paying the full amount specified ($9,765.60 or $11,178.65 depending on payment date) before the enforcement date. The eviction was postponed to accommodate an occupant since the Tenant is currently incarcerated.
