What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to substantial rent arrears. The Tenant admitted to owing the arrears but requested an opportunity to stay. However, the Tenant disclosed that she is currently unemployed, lacks financial assistance, and is unable to pay the ongoing monthly rent. The Landlord sought termination as the arrears continue to grow and the Tenant demonstrated no immediate ability to resume payments.
The ruling
The tenancy is terminated effective September 5, 2025, unless the Tenant voids the order by paying the total arrears and costs. If the Tenant does not pay, she must vacate by September 5, 2025. If the tenancy is terminated, the Tenant is ordered to pay the Landlord $6,714.27, representing rent arrears up to the hearing date and the application fee, minus the rent deposit and interest. Daily compensation of $66.28 is required for each day the Tenant remains in the unit after July 30, 2025.
