What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenants for non-payment of rent. The Tenants were properly served with the notice of hearing but did not attend. The hearing proceeded with only the Landlord's evidence. The Landlord's agent stated a willingness to allow the Tenants until July 31, 2025, to pay the arrears, recognizing it as a long-standing tenancy.
The ruling
The tenancy is terminated unless the Tenants pay the outstanding arrears according to a specific schedule. To void the eviction, the Tenants must pay $4,520.97 by May 31, 2025, or $5,777.05 by June 30, 2025, or $7,033.13 by July 31, 2025. If they fail to pay, they must move out by July 31, 2025. If the tenancy ends, the Tenants owe the Landlord $2,564.99 plus a daily compensation of $41.30 from May 15, 2025.
