What happened

The Landlord applied for termination of tenancy and eviction based on two grounds: non-payment of rent and the intention to convert the rental unit to non-residential use. Specifically, the Landlord intends to use the unit as a storage facility for costumes and props for the West End Theatre Project. The ruling

The tenancy is terminated effective August 5, 2025. The Tenants are ordered to pay the Landlord $8,108.02 for rent arrears and filing fees, after deducting the rent deposit and interest. Additionally, the Tenants must pay daily compensation of $28.66 from March 12, 2025, until they vacate. The eviction is not voidable by payment due to the conversion grounds.
