What happened

The Landlord applied to terminate the tenancy and evict the Tenant for non-payment of rent (L1) and persistent late payment of rent (L2). The Tenant did not attend the scheduled videoconference hearing. The Landlord provided evidence that the Tenant was persistently late with rent payments on 7 occasions between April 2024 and February 2025. The hearing proceeded based solely on the Landlord's evidence.

The ruling

The tenancy is terminated effective June 1, 2025, due to persistent late rent payments. The Tenant is ordered to pay the Landlord $7,853.91 for rent arrears and filing fees by June 1, 2025. Additionally, the Tenant must pay daily compensation of $75.62 from May 13, 2025, until they vacate the unit. If the amount is not paid and the unit is not vacated, the Landlord can enforce the eviction via the Sheriff on or after June 2, 2025.
