What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant vacated the rental unit on August 31, 2023, prior to the hearing. The Landlord was not reasonably able to participate in the previous hearing held on October 19, 2023, as the notice of hearing was not mailed by the Board.

The ruling

The Landlord's request for review is granted. All previous orders are cancelled and replaced with this order. The tenancy is terminated as of August 31, 2023 when the Tenant vacated. The Tenant must pay the Landlord $8,986, which includes rent arrears and the application filing fee.
