The ruling

The Landlord's application for eviction of the Tenant is denied on the condition that the Tenant shall pay the Landlord the monthly rent for the months of November 2023 to October 2024 on time and in full by the first day of each corresponding month. If the Tenant fails to comply with the conditions, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant shall also pay the Landlord $186.00 for the cost of filing the application.
