What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to substantial rent arrears. The Landlord served a valid N4 notice, but the Tenant failed to pay the amount owing or respond to several settlement proposals. The Tenant did not attend the hearing, and the arrears had accumulated to over $19,000 by the end of October 2025.
The ruling
The tenancy is terminated unless the Tenant pays $19,406.72 by October 31, 2025, or $21,586.72 by November 3, 2025, to void the order. If the Tenant does not void the order, they must move out by November 3, 2025. The Tenant is ordered to pay the Landlord $16,477.48, which accounts for arrears to the hearing date and costs, minus the rent deposit and interest.
