What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to the need for extensive renovations to the rental unit. The Landlord obtained a building permit for the renovations, which involved most aspects of the rental building, including the floors, walls, plumbing, HVAC, and entrance. The Tenant argued that the Landlord may not do all the renovations stated in the permit, but the Adjudicator found the Landlord's plans to be in good faith.

The ruling

The tenancy is terminated effective September 30, 2023 to allow the Landlord to complete extensive renovations to the rental unit. The Tenant and occupant are provided until September 30, 2023 to vacate the unit. If the unit is not vacated by that date, the Landlord may file the order with the Court Enforcement Office for enforcement. The Tenant shall also pay the Landlord $22.06 per day for use of the unit from April 1, 2023 until the Tenant vacates.
