What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenants due to significant rent arrears. The Tenants disputed the amount owing at the hearing but failed to provide documentary evidence of additional payments. Tenant 1 also cited personal financial strain due to a family member's medical costs as a reason for the arrears and proposed a repayment plan, which the Landlord opposed based on a previous failed agreement.
The ruling
The LTB ordered the termination of the tenancy effective September 30, 2025, unless the Tenants pay $17,936.00 by August 31, 2025, or $20,186.00 by September 30, 2025, to void the order. If the Tenants do not void the order, they must move out and pay the Landlord $14,717.84 (representing arrears up to the hearing date plus filing fees, minus the deposit and interest), plus daily compensation of $73.97 until they vacate.
