What happened

The Landlord applied to evict the Tenants for non-payment of rent. The Tenants received a valid N4 notice but did not pay the arrears. At the hearing, the Tenants were still in possession of the unit. The Tenants requested a payment plan, but it was deemed unfeasible as their sole income from the Child Tax Benefit was less than the monthly rent.

The ruling

The tenancy is terminated effective April 30, 2025, unless the Tenants void the order by paying the Landlord $9,586.00 by that date. If the order is not voided, the Tenants must move out by April 30, 2025, and pay the Landlord $5,976.05, plus daily compensation of $55.89 from March 28, 2025, until they vacate. A payment plan was denied as it was not feasible.
