What happened
The Landlord applied for termination of the tenancy and eviction of the Tenant due to substantial rent arrears. Despite being served with an N4 notice and notice of the hearing, the Tenant did not pay the arrears or attend the hearing. The adjudicator found that over $7,000 in rent was owing and that there was no justification for granting relief from eviction.
The ruling
The tenancy is terminated effective July 8, 2025, unless the Tenant voids the order by paying the full amount of arrears and fees. The Tenant is ordered to pay the Landlord $6,458.69, which accounts for arrears up to the hearing date and the application fee, minus the rent deposit and interest. If the Tenant remains in the unit after July 8, 2025, the Landlord may seek enforcement through the Sheriff.
