What happened

Landlords applied for an order to terminate the tenancy and evict Tenants due to non-payment of rent and the Landlords' own use of the rental unit. The Landlords served valid N4 and N12 notices, but the Tenants did not void the N4 notice by paying the rent arrears. The Tenants were absent from the hearing.

The ruling

The tenancy is terminated unless the Tenants pay $25,686 by October 3, 2023 or $28,186 by October 6, 2023 to void the order. If the Tenants do not pay, they must vacate the unit by October 6, 2023 and pay the Landlords $16,193.83 plus daily compensation of $82.19 from July 11, 2023 until they move out. The L2 application for the Landlords' own use was dismissed due to lack of evidence of required compensation.
