What happened
The Landlords applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlords served an N4 notice and filed an L1 application. The Tenant did not attend the hearing. The Landlords demonstrated that the Tenant owed significant rent arrears and had only made one small partial payment since the application was filed. The Tenant remained in possession of the rental unit (a master bedroom) as of the hearing date.
The ruling
The tenancy is terminated effective September 13, 2025. The Tenant is ordered to pay the Landlords $2,780.79 for rent arrears and the application fee, after deducting the rent deposit and interest. If the Tenant pays $4,786.00 by September 13, 2025, the order is voided and the tenancy continues. Otherwise, the Landlords may enforce eviction through the Sheriff starting September 14, 2025.
