What happened

Landlords applied for an order to terminate the tenancy and evict the Tenant due to persistent late payment of rent. The Landlords served the Tenant with an N8 Notice of Termination alleging late rent payments between February 2022 and May 2022.

The ruling

The Landlord's application for eviction is denied on the condition that the Tenant pays rent on time for the next 12 months. If the Tenant fails to make any of the payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant is also ordered to pay the Landlord's application filing fee of $186.
