What happened

The Landlords applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlords served a valid N4 Notice, which the Tenant did not void by paying the rent arrears. The Tenant was still in possession of the rental unit at the time of the hearing.

The ruling

The tenancy is terminated unless the Tenant pays $17,551.92 by April 30, 2023 or $18,887.76 by May 15, 2023 to void the order. If the Tenant does not void the order, they must vacate the unit by May 15, 2023 and pay the Landlord $15,546.59, plus daily compensation of $43.92 from April 14, 2023 until the move-out date.
