What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlord served a valid N4 Notice and the Tenant did not void the notice by paying the arrears.

The ruling

Unless the Tenant voids the order by paying $8,215.94 by May 31, 2024 or $9,515.94 by June 1, 2024, the tenancy is terminated. If the Tenant does not void the order, they must pay the Landlord $4,764.71 and vacate the unit by June 1, 2024. The Landlord may then file the order with the Sheriff to enforce the eviction.
