What happened
The Landlord applied to terminate the tenancy because the Tenant's dogs substantially interfered with the reasonable enjoyment of the complex by lunging at, barking at, and chasing other residents, particularly in the elevator and common areas. The Landlord also cited incidents of the dogs urinating in common areas. The Tenant disputed the severity, blaming the age of the dogs and the behavior of other residents' pets.
The ruling
The tenancy is terminated effective January 31, 2026. The Tenant must vacate by this date. The Landlord is entitled to compensation for the period after termination and the filing fee, which are to be offset against the Tenant's rent deposit and interest. The net result of the specific amounts ordered (compensation and fee vs deposit and interest) shows a balance owing to the Tenant of $662.16, though this may change based on rent paid during the compensation period.
