What happened
The Landlord applied for an eviction order without a hearing, as permitted by a previous conditional order (LTB-L-041531-24). The Tenants breached a condition of that order by failing to pay the lawful rent due on May 1, 2025. This ex-parte application was filed within 30 days of the breach.
The ruling
The tenancy is terminated, and the Tenants must vacate the rental unit by June 13, 2025. The Tenants are ordered to pay the Landlord $5,589.70 for outstanding rent and costs from a previous order, less the rent deposit and interest. Additionally, a daily compensation of $67.40 is ordered from June 3, 2025, until the unit is vacated. The Tenants have until June 12, 2025, to file a motion to set aside this ex-parte order.
