What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The ruling

The tenancy will be terminated on July 31, 2023 unless the tenants pay the outstanding rent arrears of $7,685.20 by June 30, 2023 or $10,435.20 by July 31, 2023 to void the order. If the tenants do not void the order, they must vacate the unit by July 31, 2023 and pay the landlord $4,341.56 plus daily compensation of $90.41 from June 22, 2023 until the date they move out.
