What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to the Tenant substantially interfering with the reasonable enjoyment of the rental complex by keeping the rental unit in an unclean state. The Landlord served a valid N5 notice, but the Tenant did not void the notice by cleaning the unit within the required timeframe.

The ruling

The tenancy is terminated effective October 2, 2023. The Tenant must vacate the unit by that date. The Tenant owes the Landlord $6,045.97, minus any rent paid since September 5, 2022. If the Tenant does not pay the full amount by October 2, 2023, they will owe interest at 6% annually on the outstanding balance.
