What happened
The Landlords applied to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant, a vulnerable individual receiving ODSP and awaiting WSIB reinstatement, admitted the arrears but cited financial hardship and disability. The Landlords had previously offered the Tenant a more affordable single-room option, which the Tenant declined due to storage needs for legal documents. The Board granted the eviction but postponed it to allow the Tenant more time to relocate.
The ruling
The tenancy is terminated effective January 10, 2026. The Tenant must pay $1,909.80 to the Landlord for rent arrears and filing fees. The Tenant may void the eviction by paying specified amounts by certain dates: $2,571.00 by Nov 30, 2025; $3,556.00 by Dec 31, 2025; or $4,541.00 by Jan 10, 2026. Eviction is postponed until January 10, 2026, to account for the Tenant's vulnerability and the New Year's holiday.
