What happened

The Landlord applied to terminate the tenancy and evict the Tenant based on allegations that the Tenant or a person permitted by the Tenant seriously impaired the safety of others, willfully damaged property, and committed illegal acts. Evidence indicated that a guest permitted by the Tenant stole items and damaged the residential complex, and the Tenant was found in possession of stolen goods.

The ruling

The tenancy is terminated effective January 26, 2026. The Tenant is ordered to move out and pay the Landlord $186.00 for the application filing fee. If the Tenant fails to vacate, the Landlord may enforce the eviction through the Sheriff starting January 27, 2026, with instructions for the Sheriff to expedite the process.
