What happened

Landlord applied for an order to terminate the tenancy and evict Tenants because the Landlord has entered into an agreement of purchase and sale of the rental unit and the purchaser in good faith requires possession of the rental unit for the purpose of residential occupation.

The ruling

The Landlord has proven the grounds for termination of the tenancy under the N12 notice. The tenancy is terminated, and the Tenants must move out by April 15, 2025. The Landlord must provide the Tenants with one month's rent compensation by March 31, 2025. If the Tenants do not vacate by April 15, 2025, the Landlord may file the order with the Sheriff for enforcement.
