What happened
The Landlord applied to terminate the tenancy and evict the Tenant due to rent arrears. The Tenant, a long-term resident since 1997, experienced financial and medical difficulties that prevented him from accessing his ODSP payments at the bank. The Landlord sought termination, while the Tenant proposed a payment plan to resolve the arrears while maintaining the tenancy.
The ruling
The LTB ordered the Tenant to pay $1,030.68 in arrears and costs through a structured payment plan. The Tenant must pay $200.00 monthly from August to December 2025, with a final payment of $30.68 in January 2026, alongside regular monthly rent. If the Tenant fails to make any payment, the Landlord may apply for an eviction order without further notice under Section 78.
