What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant for non-payment of rent. The Tenant admitted to arrears totaling $7,590.00 up to June 30, 2025. The Tenant explained that the arrears resulted from a period of unemployment from mid-January to April 2025. Now that he has secured full-time employment, the Tenant requested a payment plan to maintain the tenancy. The Landlord requested an immediate eviction order, citing the short duration of the tenancy.

The ruling

The LTB ordered the Tenant to pay $7,776.00 in arrears and costs. However, relief from eviction was granted provided the Tenant makes a lump sum payment of $3,094.00 (arrears + July rent) by August 4, 2025, and subsequent monthly payments of $500.00 toward arrears while paying current rent on time. If the Tenant defaults on any payment, the Landlord may apply for an immediate eviction order without further notice under section 78.
