What happened

The Landlord applied to evict the Tenant for committing an illegal act. The Tenant, without authority, signed a contract with a film company for $15,000, misrepresenting herself as the property owner to allow filming in her unit. The Landlord discovered the filming in progress and negotiated her own contract. The Tenant ultimately received no money from the film company.

The ruling

The tenancy is terminated effective May 30, 2025, due to the Tenant committing an illegal act (fraud). The Tenant fraudulently signed a contract with a film company, misrepresenting herself as the property owner. The Tenant must vacate by May 30, 2025. The Tenant is ordered to pay the Landlord's $186.00 application fee and daily compensation of $35.16 from May 1, 2025, until move-out. The Landlord must credit the Tenant for the rent deposit of $895.00 plus interest of $268.17 against any amounts owed.
