What happened
The Landlords applied for compensation from the Former Tenant for alleged undue damage to the rental unit, including flooring, baseboards, and walls, as well as cleaning and painting costs. The Former Tenant had vacated the unit prior to the application being filed. At the hearing, the Landlords provided invoices but failed to provide photographic or documentary evidence of the damage itself.
The ruling
The Landlords' application for $3,751.60 in damages and cleaning costs was dismissed. Although the Landlords attended the hearing and provided invoices, the Board found they did not provide sufficient evidence, such as photographs, to prove that the Former Tenant actually caused undue damage to the unit.
