What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant because the Landlord in good faith requires possession of the rental unit for the purpose of residential occupation for at least one year. The Landlord's daughter is getting married and starting a family, and the Landlord wishes to move into the rental unit so that his daughter and fiancée can move into the Landlord's current residence to start their family.

The ruling

The Landlord's application to terminate the tenancy and evict the Tenant was granted. The tenancy is terminated as of May 31, 2024, but the Tenant is given until September 30, 2024 to vacate the unit. If the unit is not vacated by September 30, 2024, the Landlord may file the order with the Court Enforcement Office (Sheriff) to enforce the eviction. The Tenant must pay the Landlord $3,600 in daily compensation from June 1, 2024 to September 30, 2024, and additional daily compensation of $29.59 per day starting October 1, 2024 until the Tenant vacates the unit.
