What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenants for substantially interfering with the Landlord's reasonable enjoyment and lawful rights. The basis for the application was an N5 notice issued after the Tenants allegedly refused entry, were verbally aggressive, and used discriminatory language. The Tenants failed to correct their behavior within the 7-day void period. The Tenants did not attend the hearing.
The ruling
The tenancy is terminated. The Tenants and any unauthorized occupants must vacate the rental unit by June 8, 2025. The Tenants are ordered to pay the Landlord $3,257.25 for compensation and the application fee. An additional daily compensation of $26.25 will accrue from May 21, 2025, until the unit is vacated. The eviction order will be enforced by the Sheriff if the unit is not vacated by the specified date.
