What happened

The Landlord applied for the termination of the tenancy and eviction of the Tenants due to significant rent arrears. The Tenants disputed the amount owing, claiming they had paid $8,100.00 via e-transfers that the Landlord's representative initially disputed. The Tenants also requested a delay in eviction to allow their children to finish the school year.

The ruling

The tenancy is terminated effective July 5, 2025. The Tenants are ordered to pay $10,390.35 to the Landlord for rent arrears and the application fee, after deducting the last month's rent deposit. The Tenants may void the eviction by paying $13,862.80 by June 30, 2025, or $15,954.00 by July 5, 2025. Daily compensation of $68.75 applies from June 10, 2025, until move-out.
